Are Tree Roots Damaging Your Athens Home's Foundation?

The short answer: usually no

Tree roots rarely cause direct foundation damage in Athens. Roots can't penetrate solid concrete. What roots CAN do is exploit existing cracks or push under shallow footings — but a healthy modern foundation isn't at risk just because there's a tree nearby.

What actually causes foundation damage

The real culprit in Athens is our heavy red clay soil. Clay shrinks dramatically during dry periods and expands when it rains. This soil movement — not roots themselves — is what cracks foundations. Large trees can accelerate this by pulling moisture out of the soil, especially during drought.

When you should be concerned

A few situations do warrant attention: very large trees within 15 feet of an older home (especially pre-1960 construction); trees of species with aggressive water demand (willows, silver maples) close to a foundation; visible new cracks in walls or floors during dry summers; doors and windows that suddenly won't close. Any of these merits a professional assessment.

What to do (instead of immediate removal)

Don't just rip the tree out. Sudden removal of a mature tree near a house actually causes MORE foundation damage in the first 2–3 years — the soil rehydrates rapidly without the tree to drink it. Better approaches: maintain consistent foundation moisture with soaker hoses during droughts, root pruning by a certified arborist (NOT a landscaper with a shovel), or gradual canopy reduction to lower the tree's water demand.

When removal really is the answer
